Birchwood Park deals contribute to another successful year for Warrington’s property market
The beginning of the month saw the launch of Warrington & Co’s Annual Property Review, with the region’s property professionals gathering at the Village Hotel, Warrington, to hear the much-anticipated findings of the report.
Chairman of Warrington & Co, Professor Steven Broomhead, hailed 2016 as ‘a year of achievement’ in his foreword as once again the region showed signs of significant progress, growth and investor confidence.
Birchwood’s high profile involvement in the launch of the Cheshire Science Corridor Enterprise Zone was recognised as a significant milestone for 2016, with the potential to attract up to 20,000 jobs, 500 businesses and approximately £100 million in additional investment.
Other success noted was the completion of the £5 million Pinch Point works. The Birchwood Park-led project has seen huge improvements to journey times to and from the park.
On the office front, Birchwood continued to dominate the market claiming high profile lettings to the likes of Muller, Canon, FOSS and UK Hearing Care at Birchwood Park alone. There was also growth for SME and start-up take up across the region, with Warrington named the no.1 ‘city’ for high growth small businesses in 2016.
Overall, the region saw a 20 percent increase in total floorspace transacted, as well as an improved average deal size of 7,115 sq ft.
The Industrial market flourished too, achieving the third highest deals total since 1999. The new phase of building on Birchwood Park at Cavendish Avenue was the first speculative industrial development Warrington has seen for some years.
