Our small office suites (up to 2,000 sq ft) offer an all-inclusive monthly rate designed to simplify your overheads. This includes:

  • Property Costs: Rent, business rates, and building insurance.
  • Utilities: Heating, water, and electricity (subject to reasonable use).
  • Maintenance: Professional cleaning of your suite.
  • Extras: We can provide initial furniture to get you started.

Note: While IT and telephones are managed by the lease holder, we have expert onsite partners (Labdesk and Avoira) who can provide a rapid, seamless setup.

No you don’t need to sign a long-term lease. Our initial licences are 6 months, while full leases range from 3-10 years. It’s really up to you, and we’re used to businesses of all sizes and industries.

Not to lease a small suite (up to 2,000 sq ft).

Our flexible contracts enable you to adapt your office space as your business grows or changes. So if you need more space, speak to us and we’ll work with you to find the right location on the park, so you don’t need to change your office address! You keep your business running smoothly and we’ll sort out the rest.

On a 6-month licence, you could be moved in in as little as 24 hours. Longer-term leases can take a little longer to arrange, but you can expect to be set up within around 8 weeks.

Each of our small office suites comes with free dedicated parking spaces, with the numbers available depending on the size of the suite. We also have short- and long-stay car parks located around the park, as well as charging points for electric vehicles.

We can arrange 24-hour access to your workspace should you need it, with 24/7 on-site security in place. We can also offer flexible arrangements if you need to use our EngineRoom facilities for an evening event.

Absolutely. Our 9 meeting rooms and auditorium slots are available to book by individuals and businesses both on and off-park.
